Tract 1:  Northwest Quarter (NW ¼) of Section Twenty-six (26), Township One Hundred Two North (T102N), Range Sixty-eight West (R68W) of the 5th PM, Brule County, SD. 156 +/- acres. Tract 1 includes 151.37 acres under cultivation with the balance in ROW.  The overall productivity index is 72-approximately 89% of the tract is in two high quality soil types.  This tract is easily accessed with well-maintained gravel roads along the north and west boundaries.  R.E. Taxes: $1551.34

Tract 2:  Northeast Quarter (NE ¼) of Section Five (5), Township One Hundred Two North (T102N), Range Sixty-eight West (R68W) of the 5th PM, Brule County, SD. 164.42 +/- acres.  Tract 2 is made up of 161.77 acres of pasture land with the balance in ROW.  Water is supplied by a dugout near the center of the property.  The overall productivity index is 56. Individual access is at the northeast corner of tract 2 then one mile east on 256th St (improved section line) to 361st Ave (gravel road).  R.E. Taxes: $1324.58

Tract 3:  Southwest Quarter (SW ¼) of Section Four (4), Township One Hundred Two North (T102N), Range Sixty-eight West (R68W) of the 5th PM, Brule County, SD. 160 +/- acres.  Tract 3 consists of 160 acres of pasture land with water supplied by two dugouts near the north end of the property.  This tract can be accessed individually along the southeast corner along the section line road 1/2 mile east to 361st Ave (gravel road).  The overall productivity index is 67.  R.E. Terms:  A 15% non-refundable earnest money deposit along with a signed purchase agreement will be required the day of the auction.  The balance of the purchase price will be due in full, certified funds at closing on or before December 31, 2019 at Brule County Abstract, Chamberlain, SD. The Seller will pay 2019 R.E. taxes due and payable in 2020. Buyer is responsible for subsequent R.E. taxes. Title Insurance and closing service fee will be divided equally between Buyer and Seller.
